Important information re: the service charge dispute

The JFRA is preparing our case to defend Angel's claim against residents who have not paid their Service Charges Demands prior to June 2005. The hearing will be on 15 and 16 December at the Leasehold Valuation Tribunal (the "LVT"). We can only represent those residents who are members of the JFRA.

In order to be fully prepared we require your help in preparing the case against Angel. This involves collecting as much evidence as possible about work that Angel have not carried out or carried out poorly. We need your assistance in compiling any correspondence or complaints you have had with Angel since the purchase of your flat. This would include;


1. Complaints that you have made to Angel in respect of services not being provided, and not being provided up to a sufficient standard (e.g. post going missing, insurance details not forthcoming, lights not being fixed. etc.)
2. Copies of correspondence that you have had with Angel - your letters or e-mails to them, and their responses,
3. Details of any services which Angel is due to provide and is not providing such as window cleaning, rubbish collection, etc. (you may not have specifically written to Angel about these matters).

The JFRA needs to hear from everybody so that we can show in great detail and with clarity, what Angel have not been doing. The more responses we receive from each resident the less Angel can contradict it. The LVT is unaware of the history of the Service Charge dispute and therefore we need to back our case with written statements from residents.
